Permits handled

Permits, utility coordination and inspection sign-off taken care of for you.

Commercial Maintenance

The systems your building cannot run without

We work for property managers, facility directors and building owners who need one contractor who already knows the building when something goes down.

Mechanical Equipment Power

Disconnects, starters, contactors, VFDs and feeders for RTUs, chillers, boilers, pumps and refrigeration.

Thermal Imaging Surveys

Infrared scans of switchgear, panels and terminations to find hot connections before they fail under load.

Scheduled Maintenance

Recurring visits with torque checks, panel inspections, lighting sweeps and a written condition report.

On-Call Service

Priority response for existing maintenance customers when equipment drops power during business hours.

Code & Safety Corrections

Missing labeling, working clearance violations, open knockouts and improper splices corrected before inspection.

Documentation

Panel schedules, one-lines and photo records so the next service call does not start from zero.

How maintenance service works

The value of a maintenance contract is not the checklist. It is that when something fails, the electrician showing up already knows your building.

  1. 1
    Facility walk and inventory

We document panels, feeders, disconnects and critical equipment, and photograph the existing condition.

  2. 2
    Scope and interval

Quarterly, semi-annual or annual visits scoped to your equipment, with thermal scanning where it earns its cost.

  3. 3
    Service visits

Inspections, torque checks, corrections and a report with photos and prioritized recommendations.

  4. 4
    Response when it counts

Because the building is documented, we arrive with the panel schedule and the history instead of starting cold.

Commercial Maintenance FAQs

Facility maintenance questions

Do you offer maintenance contracts or just on-call work?+

Both. Many customers start with a service call and move to a scheduled agreement once they see the value of us knowing the building. Contracts are scoped to your equipment, not sold as a fixed package.

What does an infrared scan actually find?+

Loose or corroded terminations, unbalanced loads, failing breakers and overloaded conductors show up as heat long before they fail. It is the highest-value preventive item in most commercial panels.

Can you keep us open while you work?+

Yes. We work Monday through Friday, 8 to 5, and phase the work area by area so retail floors, kitchens and warehouse aisles stay usable. Shutdowns get planned and communicated in advance.

Do you work on the electrical side of HVAC and refrigeration?+

Yes. Feeders, disconnects, starters, contactors, controls power and VFDs are ours. We coordinate directly with your mechanical contractor so nobody is waiting on the other trade.

What size facilities do you serve?+

Everything from single-tenant retail and restaurants to warehouses, office buildings and light manufacturing across Salt Lake City.
